Lead Maintenance - Killeen, TX
Overview: GPI Real Estate Management is seeking a skilled and dedicated Lead Maintenance Technician to oversee and coordinate maintenance operations at our property. The ideal candidate will possess strong leadership abilities, technical expertise, and a commitment to maintaining high standards of property upkeep.
Responsibilities:
Supervision and Leadership:
- Lead, train, and supervise the maintenance team, ensuring all tasks are completed efficiently and to high standards.
- Delegate tasks and monitor progress to maintain a smooth workflow and timely completion of maintenance requests.
- Provide guidance and support to team members, fostering a positive and productive work environment.
Maintenance and Repairs:
- Perform routine inspections of the property, identifying and addressing maintenance needs promptly.
- Carry out repairs and maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general building maintenance.
- Ensure all maintenance work complies with safety regulations and building codes.
Preventive Maintenance:
- Develop and implement a preventive maintenance schedule to prolong the life of property assets and minimize downtime.
- Conduct regular inspections and maintenance of equipment, systems, and common areas to ensure optimal functionality.
Vendor Management:
- Coordinate with external contractors and vendors for specialized repairs and services.
- Oversee vendor work to ensure quality and adherence to agreements and timelines.
Inventory and Supplies:
- Manage and maintain inventory of maintenance supplies and equipment.
- Order and replenish supplies as needed, ensuring cost-effective procurement.
Emergency Response:
- Respond to maintenance emergencies promptly and efficiently, ensuring the safety and comfort of residents.
- Be available for on-call duties as required.
Documentation and Reporting:
- Maintain accurate records of maintenance activities, work orders, and equipment inspections.
- Prepare and submit reports on maintenance issues, completed tasks, and any significant incidents to the Property Manager.
Qualifications:
- High school diploma or equivalent; technical training or certification in a related field preferred.
- Proven experience in property maintenance, with a minimum of 3-5 years in a supervisory role.
- Strong knowledge of plumbing, electrical, HVAC, and general building maintenance.
- Excellent problem-solving skills and attention to detail.
- Ability to lead and motivate a team, with strong communication and interpersonal skills.
- Proficient in using maintenance tools and equipment.
- Valid driver's license and reliable transportation.
Physical Requirements:
- Ability to lift and carry up to 50 pounds.
- Ability to work in various environmental conditions, including outdoors and in confined spaces.
- Ability to perform tasks that require climbing, bending, stooping, and reaching.
